Tenant Improvements

Tenant Improvement Contractor in the Tri-Cities

You signed the lease. Now the space has to work for your business. Pelican General Construction builds out commercial spaces in Kennewick, Richland and Pasco, from a bare shell to a finished suite ready for customers. One team handles it start to finish: planning, permits, construction and the final walkthrough.

What a tenant improvement covers

A tenant improvement (TI) is the work that turns a leased commercial space into your space. Depending on the job, that can mean new walls and floor plan changes, plumbing for restrooms, break rooms and kitchens, electrical and lighting, HVAC changes for the new layout, ceilings, flooring, paint and finish work. Some jobs are a full shell build-out. Others are a refresh of a space the last tenant left behind. We scope it to what you actually need.

How a build-out works with Pelican

  1. Walk the space. We look at the space with you and talk through what your business needs it to do.
  2. Scope & estimate. You get a clear written scope and a free estimate, so there's no guessing about what's included.
  3. Plans & permits. We work with your architect or designer, or help put the plans together, and handle the permit process.
  4. Build-out. One team and one point of contact, with regular updates from start to finish.
  5. Inspections & close-out. We coordinate inspections, finish the punch list, and hand you the keys.

FAQ

What is a tenant improvement?
It's the construction work that turns a leased commercial space into a space that works for the business moving in: walls, plumbing, electrical, HVAC, finishes and anything else the new use needs.
Who pays for tenant improvements, the landlord or the tenant?
It depends on your lease. Many leases include a tenant improvement allowance from the landlord, and the tenant covers anything beyond it. We'll give you a clear estimate so you can see where the allowance lands.
Do I need a permit for a tenant improvement?
Most build-outs that change walls, plumbing, electrical or mechanical systems need a building permit. We handle the permit process and coordinate the inspections.
Can you work with my architect or the landlord's plans?
Yes. We can build from your architect's drawings or the landlord's plans, or help put the plans together.
How much does a tenant improvement cost?
Every space is different, so we price each job after a walkthrough. Estimates are free. For general budgeting, see our Tri-Cities commercial construction cost guide.
Do you do residential projects too?
Yes. Commercial work is our focus, but we take on residential projects as well. Call and tell us about yours.
